What a Kitchen Remodel in Los Angeles Includes
Most of the decisions in a kitchen renovation sit behind the cabinets: where the water, drain and gas lines run, how many circuits the kitchen needs and whether a wall can move. Those come first and the finishes second, because changing a pipe after the tile is set means taking the tile off again.
Layout and work zones
Keeping the sink, range and refrigerator where they are keeps plumbing and gas work small. Moving them, adding an island sink or opening a wall to the living room improves the flow but adds rough-in work, and a load-bearing wall needs structural plans.
Cabinets and storage
Cabinets set the layout and much of the schedule, because semi-custom and custom boxes are built to order. Drawer bases instead of doors, pull-out pantries, appliance garages and island storage are decided at this stage.
Countertops and backsplash
Quartz, granite, marble and butcher block wear differently (see the trade-offs below). Stone tops are templated after the cabinets are installed, so each slab is cut to the boxes as built.
Plumbing, gas and electrical
A new range, a second sink, a pot filler or an induction cooktop can mean new supply lines, a gas line or a dedicated circuit. In an older house, check the electrical panel before the design is final, since modern appliances may need more capacity.
Lighting, ventilation and appliances
Recessed and under-cabinet lights, a range hood vented outside and the appliance sizes are chosen together with the cabinets, because each one changes a cabinet width or an opening.
Kitchen Materials and Their Trade-Offs
Quartz
Engineered stone that needs no sealing and resists stains. A hot pan can scorch it, so trivets stay on the counter.
Granite, marble and other natural stone
Every slab is different and takes heat well. Natural stone is sealed and needs resealing over the years; marble also etches with lemon juice, wine and vinegar.
Butcher block
Warm and repairable: scratches sand out. Wood needs regular oiling and has to be kept dry around the sink.
Flooring
Porcelain tile takes water and wear; luxury vinyl plank is softer underfoot and quick to install; hardwood looks warm but needs spills wiped up fast.
How a Kitchen Remodel Runs, Step by Step
Visit and scope
We start with a visit to your home to look at the structure, talk through your goals and plan the scope before any work begins.
Design and selections
Layout, cabinets, countertops, tile, fixtures and appliances are chosen before demolition. Custom and semi-custom cabinets are built to order, so choosing early lets them be made while the old kitchen is still in use.
Permit
Once the scope is fixed, the permit is filed (see the permit section below for which kind your kitchen needs).
Demolition and rough-in
Old cabinets, counters and finishes come out. New plumbing, gas, wiring and duct runs go into the open walls, and the city inspector checks this rough work before the walls are closed.
Cabinets, countertops and backsplash
After drywall, the cabinets are set and leveled. The stone fabricator templates the tops on the installed cabinets, cuts and installs the slabs, and the backsplash goes in last.
Fixtures and final inspection
Sink, faucet, appliances and lights are connected, and the inspector signs the final once everything works.
How Long Does a Kitchen Remodel Take?
Construction timelines depend on project scope, custom cabinet fabrication, and structural changes, typically ranging from 8 to 14 weeks once site work begins. Design and planning phases take place beforehand.
Do You Need a Permit to Remodel a Kitchen in Los Angeles?
Yes, in most cases. Inside the City of Los Angeles, a kitchen remodel that moves or adds plumbing, gas lines or wiring needs a permit from the Los Angeles Department of Building and Safety (LADBS), and moving a structural wall also needs plan check. Which permit depends on the scope:
New surfaces, same footprint
Simply replacing existing cabinet doors or countertops within the exact same footprint requires minimal permitting. Once the work reaches pipes, gas or circuits, a permit applies.
Remodel with no structural changes
LADBS lists a residential kitchen remodel with no structural changes as an express permit: no plan check, issued online or by appointment at its counters, including Van Nuys and Metro.
Walls, beams or added space
Removing or moving a load-bearing wall, or adding square footage, takes plans and structural details through LADBS plan check before the permit is issued.
Inspections
An inspector checks the rough plumbing, gas and electrical work before it is covered and signs off the final. A permit expires if work does not start within six months of issue.
Homes in other cities, such as Burbank, Glendale, Santa Monica or Pasadena, or in Orange and Riverside counties, go through that city's own building department. We manage your entire project from structural engineering and LADBS permitting to fine custom finish installation.
What Drives the Cost of a Kitchen Remodel in Los Angeles?
A kitchen's price follows its scope. These are the decisions that move the number:
Layout changes
Each fixture that moves adds rough-in work, and a wall that comes out adds engineering and plan check.
Cabinet type
Stock, semi-custom and custom cabinets differ in sizes, materials, finishes and lead time.
Countertop material
The stone or surface you choose, the number of slabs and details such as a waterfall edge or a full-height backsplash.
What is behind the walls
Panel capacity, new circuits, a new gas line, or old pipes and wiring found once the walls are open in an older home.
Appliances and ventilation
Professional ranges, built-in refrigerators and a hood vented to the outside change both the cabinets and the rough-in.
Plan for at least 10 to 15 percent extra for surprises such as structural issues or material changes. Our guide to what kitchen remodel costs depend on in Los Angeles goes through each factor, and how to choose a kitchen remodeling contractor lists what to ask before you sign.
Kitchen Remodel Questions from Los Angeles Homeowners
Can I stay in my home during a kitchen remodel?
Yes, usually. In most cases, homeowners remain in their residence during a targeted kitchen remodel. Dust containment barriers and a temporary prep area with basic appliances help minimize daily disruption.
What hours can a remodeling crew work in Los Angeles?
In the City of Los Angeles, construction is allowed Monday through Friday from 7:00 AM to 9:00 PM and Saturday from 8:00 AM to 6:00 PM, with no work on Sundays. Some hillside areas have extra limits; outside the City of Los Angeles, check that city's rules.
