# Kitchen Remodel Cost in Los Angeles: What Drives the Price

Kitchen remodel cost in Los Angeles comes down to scope: whether the sink, range and walls stay where they are, and the grade of cabinets, counters and appliances you choose. Permits, inspections and what an older house reveals once the walls are open add the rest. An itemized bid for your own kitchen is the number to plan with.

Below: each cost driver in the order it shows up in a real bid, the four levels of scope, the California rules that add line items, a budget method, a bid checklist and an honest look at whether a remodel is worth it.

## In short

- Scope sets the cost: keeping the sink, range and walls in place avoids the new plumbing, gas and framing work that moving them adds.
- Cabinets, countertops and appliances are the material choices with their own large lines in a bid.
- Permits, inspections and the age of the house add line items a quick estimate leaves out.
- Older homes can hide wiring, plumbing or framing problems, so the budget keeps a reserve.
- The reliable number is an itemized bid for your own kitchen, after a site visit.

## What drives the cost of a kitchen remodel in Los Angeles?

Six things set the total, and each one shows up as its own line in a bid.

### Layout

Keeping the sink, range and dishwasher where they are reuses the existing plumbing, gas and wiring. Moving them means new lines through walls, floors or a concrete slab, and every trade touches the job.

### Cabinets

Stock, semi-custom and custom cabinets differ in box material, door style, sizing and lead time. Cabinets take up much of the wall space in a kitchen, so their grade and count carry real weight in the total.

### Countertops and backsplash

Quartz, quartzite, marble and porcelain slab differ in material price and in fabrication: edge profiles, waterfall ends, sink cutouts and full-height slab backsplashes all add shop and install time.

### Appliances and electrical

An induction range, a second oven or an island with outlets may need new circuits. The electrician checks whether the existing panel has room; a panel or service upgrade is its own line item.

### Walls and structure

Opening the kitchen to the living room is a common request. If the wall carries load, it needs a beam sized by an engineer, permit drawings and plan check before it comes out.

### Permits, protection and access

Permit and plan-check fees, inspection visits, dust protection, debris hauling and site access (a hillside driveway, a condo elevator, street parking) are real costs that a quick estimate often skips.

Labor runs through every one of these lines. Labor costs can represent a substantial portion of a kitchen remodel budget, often ranging from 20% to 50% or more, depending on the project's complexity.

Materials and styles move fast; our guide to [kitchen remodeling trends for 2026](https://alphadreamconstructionca.com/the-2026-guide-to-kitchen-remodeling-warm-minimalism-tactile-materials-and-hidden-tech/) explains the finishes people are choosing now and what each one asks of the build.

## From refresh to full remodel: the four levels of scope

Most kitchen projects fall into one of four levels. Knowing which one you are asking for keeps the bids you collect comparable.

1. RefreshPaint, new cabinet doors or hardware, lighting and a faucet. The layout, the cabinet boxes and usually the counters stay. Lighting or wiring changes still go through a permit.
2. Same layout, new surfacesNew cabinets and countertops on the same footprint, with a new backsplash, flooring and appliances in their current spots. Plumbing and gas connect where they are today.
3. New layoutThe sink, range or refrigerator moves, an island with a sink or cooktop is added, or the kitchen trades space with a pantry. New supply, drain, gas and circuits follow, with permits and inspections.
4. Structural remodelA wall comes out, a window or door is added, or the kitchen grows into another room. Engineering, plan check, framing and repairs to the rooms around it join the scope.

## Los Angeles rules and older homes: the line items people miss

Southern California's housing stock and California's own rules add steps that a national cost calculator does not know about. Each one is real work in the bid.

### Permits come from the department for your address

Inside the City of Los Angeles, Sherman Oaks and the city's other neighborhoods included, permits come from the Department of Building and Safety (LADBS). Burbank, Glendale, Pasadena, Santa Monica and other cities run their own building departments, and unincorporated areas go through the county. Fees, plan check and inspection scheduling differ between them.

### Homes built on or before 1994: water-saving fixtures at final sign-off

California Civil Code section 1101.4 makes final permit approval of an alteration to a single-family home built on or before January 1, 1994 depend on replacing every noncompliant plumbing fixture in the house: toilets over 1.6 gallons per flush, showerheads over 2.5 gallons per minute and interior faucets over 2.2 gallons per minute. A kitchen permit can therefore add bathroom fixtures to the scope.

### Homes built before 1978: lead-safe work

Under the EPA's Renovation, Repair and Painting Rule, work that disturbs paint in a home built before 1978 must be done by a certified firm using lead-safe practices: containment, cleanup and a cleaning check. The EPA estimates that about three-quarters of U.S. homes built before 1978 still contain some lead-based paint.

### An asbestos survey before renovation

South Coast AQMD, the air district for large areas of Los Angeles, Orange, Riverside and San Bernardino counties, requires an asbestos survey under Rule 1403 before renovation work. Single-family homes are exempt only when less than 100 square feet of asbestos-containing material is removed, so the survey tells you before demolition what the job involves.

### What opening the walls can reveal

Behind old cabinets you may find galvanized supply lines, ungrounded or undersized wiring, water damage under the sink or unpermitted past work. None of it shows in a bid until demolition. A contingency fund, typically 10-20% of the estimated project cost, should be set aside to cover unforeseen issues such as outdated wiring, plumbing problems, or structural repairs that may be discovered once demolition begins.

## How to plan a kitchen remodel budget

Set the budget in this order, so the big decisions are made before the small ones.

1. List needs, then wishesWrite down what fails today (storage, counter space, workflow, lighting) and what you would like. The first list sets the floor of the budget.
2. Decide the layout firstSame layout or new layout changes the plumbing, gas and electrical scope, so settle it before you choose finishes.
3. Get an itemized bid after a site visitAsk for labor, materials, permits and allowances on separate lines, so you can adjust one line without redoing the whole bid.
4. Choose cabinets, counters and appliances before work startsSelections made mid-job become change orders and can stall the schedule while materials arrive.
5. Keep a reserve for the wallsHold back money for what demolition can reveal: old wiring, plumbing or framing problems. It is wise to set aside a contingency fund, typically 10-20% of the total estimated budget, to cover these potential surprises.
6. Plan the weeks without a kitchenSet up a temporary kitchen elsewhere in the house and count the extra meals out. They are part of what the remodel costs you.

## Is a kitchen remodel worth it?

A kitchen remodel is worth it when it fixes problems you live with every day and you plan to stay long enough to enjoy the result. Right before a sale, a smaller scope can be the better fit.

### Good reasons to remodel

You plan to stay for years and the layout, storage or lighting fails you daily. Cabinets, plumbing or wiring are at the end of their life, so the walls get opened anyway. Other rooms are being redone too, and one permit, one demolition and one crew can cover the work as a [whole-home remodel](https://alphadreamconstructionca.com/full-home-remodel/).

### When a smaller scope fits better

You plan to sell soon: a refresh of paint, hardware, lighting or counters can present the kitchen well without a full remodel's time and cost, so ask a local agent what buyers in your neighborhood expect. The layout already works and only the surfaces are tired. Or the budget would leave no reserve for what the walls reveal.

We do not quote return-on-investment figures: resale value depends on the neighborhood, the house and the market at the moment you sell.

## How to compare kitchen remodel bids

CSLB, the state's contractor board, advises getting several written bids based on identical plans, specifications and scope of work, and warns that a bid far below the others often means a mistake or missing work. Check these lines in each bid:

- **Allowances:** an allowance for tile or fixtures is a placeholder, not a price; ask what it buys.
- **Exclusions:** permits, debris removal, drywall patching, painting, appliance installation and panel upgrades are often listed as extras.
- **Payments:** California law caps the down payment and does not let a contractor collect for work not yet done or materials not yet delivered (Business and Professions Code section 7159).
- **License:** the bid and the contract must carry the contractor's license number; check it on the CSLB website.

The full checklist, from the license lookup to contract red flags, is in our guide on [how to choose a kitchen remodeling contractor in Los Angeles](https://alphadreamconstructionca.com/how-to-choose-a-kitchen-remodel-los-angeles-provider-in-los-angeles/).

## Kitchen remodel cost questions

### How much does a kitchen remodel cost in Los Angeles?

It depends on the scope level, the layout, the finishes and the house, which is why this guide gives no single figure. To get a number you can plan with, ask for a site visit and an itemized bid that shows labor, materials, permits and allowances on separate lines.

### Do I need a permit to remodel a kitchen in Los Angeles?

Yes, if the work moves or adds plumbing, gas lines, electrical circuits or walls: the permit comes from the building department for your address, which is LADBS inside the City of Los Angeles. Ask the same department whether purely cosmetic work, such as paint or new cabinet doors, needs one.

### Does remodeling a kitchen in an older home cost more?

Often, yes. Homes built before 1978 bring lead-safe work rules, permitted work on homes built on or before January 1, 1994 includes replacing noncompliant plumbing fixtures, and renovations in the South Coast AQMD area need an asbestos survey unless the small single-family exception applies. Old wiring and pipes found behind the walls add the rest.

### How long does a kitchen remodel take?

Construction timelines depend on project scope, custom cabinet fabrication, and structural changes, typically ranging from 8 to 14 weeks once site work begins. Design and planning phases take place beforehand. Time on site is a cost driver too, so settling selections before demolition keeps the schedule and the labor in the bid where they were planned.

### Can I remodel my kitchen in stages to spread the cost?

Yes, if the stages follow the order of the work. Finish everything inside the walls (plumbing, gas, wiring, framing) in the first stage, because changing it later means opening finished walls again; items such as the backsplash, light fixtures or hardware can follow later.
