# How to Choose a Bathroom Remodeling Contractor in Los Angeles

How to choose a bathroom remodeling contractor in Los Angeles: confirm an active CSLB license, then ask how the shower will be waterproofed and tested, who handles the plumbing and the permit, and what happens to the other fixtures in the house. Compare written bids on the same scope and sign a contract that follows California’s payment rules.

A bathroom packs plumbing, waterproofing, tile, electrical and ventilation into a small room, and most of that work disappears behind the finish. Choosing a contractor means checking the license, then asking about the parts you will never see. Begin your search by looking for established contractors with a strong local presence.

## The short checklist

- An active CSLB license in a class that covers the job, with a bond and workers' compensation or an exemption on file.
- A clear answer on how the shower is waterproofed and tested before tile.
- One named person in charge, and the permit pulled by the contractor.
- A written contract with the scope, the down payment, progress payments, the right to cancel and the lien notice.
- Bids from three or more contractors on the same written scope.
- Always verify a contractor's license, insurance, and check references.
- Thoroughly review detailed bids and contracts before committing to a provider.

## Start with the license: what to check on CSLB

Verify that any contractor you consider is properly licensed and insured in California. California requires a CSLB license for work that needs a building permit, uses employees, or goes above a small dollar threshold. Under the California Residential Code, altering or replacing a plumbing or electrical system needs a permit, so a bathroom remodel that moves plumbing or adds circuits needs one, and the contractor needs a license.

Match the class to the job. CSLB advises a "B" General Building contractor when one contract covers several trades, as a full bathroom remodel does. A single-trade job can go to a specialist: C-54 Ceramic and Mosaic Tile, C-36 Plumbing or C-10 Electrical.

1. Look up the numberEnter it on the [CSLB Check a License page](https://www.cslb.ca.gov/OnlineServices/CheckLicenseII/CheckLicense.aspx). It must appear on the contractor's ads, bids and contract.
2. Read the recordStatus, classification, bond, workers' compensation or exemption, and any complaint disclosure or discipline.
3. Check the personAsk for the pocket license and a photo ID at the estimate. Salespeople must be registered with CSLB as Home Improvement Salespersons.

## Bathroom questions that separate one contractor from another

Ask these at the estimate. Clear, specific answers are a good sign.

### How will the shower be waterproofed?

Ask which system goes under the tile (a hot-mop pan, a sheet or liquid membrane, a pre-sloped tray) and how the pan is tested for leaks before tile goes on.

### What happens with the drain?

On a concrete slab, moving a drain or building a curbless shower means cutting the slab. Ask how the slope is made and who restores the floor.

### Where does the fan vent?

Ask where the exhaust fan vents, where the duct ends and how the fan is switched or controlled.

### What about the other fixtures?

On a permitted remodel of a single-family home built on or before January 1, 1994, California Civil Code section 1101.4 requires noncompliant fixtures in the whole house to be replaced before final approval. Ask whether the bid includes them.

### Who sets the tile and plans the layout?

Ask for a layout of the tile (where cuts land, niche height, bench size) before work starts, and whether the tile setter is an employee or a subcontractor.

### How do we live through it?

If it is the only bathroom, ask how many days the house will be without a working toilet or shower, and how dust is kept out of the rest of the home.

Online reviews and testimonials can offer insights into a contractor's reputation, work quality, and client satisfaction. Read them next to the CSLB record, not instead of it.

## What should a bathroom remodel contract include?

Carefully review the contract before signing. It should clearly state payment schedules, warranty information, and dispute resolution processes. Business and Professions Code section 7159 sets the rest of what a California home improvement contract contains. For a bathroom, read it with these questions:

- **Does the scope name the products?** Tile, shower valve, glass, vanity and toilet by brand or model, as CSLB recommends, so the job you priced is the job you get.
- **Is the down payment within the cap?** It may not exceed 10 percent of the contract price or a fixed dollar limit in the same section, whichever is less.
- **Do progress payments follow the work?** A schedule by phase (demolition, rough plumbing and inspection, waterproofing, tile, finish) fits the rule that a contractor may not collect for work not yet completed or materials not yet delivered.
- **Who obtains the permit?** The contract should say. Be wary of a request that you take it out yourself as an owner-builder.
- **Are the notices there?** The Three-Day Right to Cancel (five days for a senior citizen) unless the contract was negotiated at the contractor's place of business, and the Mechanics Lien Warning.
- **How are changes handled?** Changes to a home improvement contract must be in writing; agree on how a change order is priced before you need one.

## Choosing the right contractor for a bathroom remodel near Sherman Oaks

Sherman Oaks is a neighborhood of the City of Los Angeles, so a bathroom permit there comes from LADBS. Ask a contractor which inspections the job needs and who will meet the inspector. Our [Sherman Oaks tub-to-shower and LADBS guide](https://alphadreamconstructionca.com/sherman-oaks-bathroom-remodel-tub-to-shower-ladbs-guide/) covers the permit side in detail. Neighboring cities such as Burbank and Glendale have their own building departments, with their own forms and inspections.

## Warning signs before you sign

- No license number, or a CSLB record under a different name.
- No answer on waterproofing, or a plan to tile over the old shower tile.
- Moving drains or adding circuits without a permit.
- A deposit above the legal cap, or payment for materials that have not arrived.
- A bid far below the others: CSLB says it probably means a mistake or missing work.
- Pressure to sign on the spot, or a contract without the cancellation notice.

## Bathroom contractor questions

### What license does a bathroom remodeling contractor need in California?

A bathroom remodel that combines plumbing, electrical and tile work under one contract calls for a "B" General Building contractor, who may subcontract parts to licensed specialists. A job that is only tile or only plumbing can go to a C-54 Ceramic and Mosaic Tile or C-36 Plumbing contractor.

### Can a tile installer remodel my whole bathroom?

Only within the license held. A C-54 tile contractor can set the tile, but the plumbing, electrical and framing in the same remodel need the matching licenses or a B General Building contractor who takes the whole job.

### How do I check a bathroom contractor's license?

Enter the license number on the CSLB Check a License page and read the status, the classification, the bond, the workers' compensation line and any complaint disclosure. At the estimate, ask to see the pocket license with a photo ID.

### How do I ensure my chosen contractor is reputable?

Verify their license and insurance, check online reviews and testimonials, ask for references from past clients, and review their portfolio of previous bathroom remodel projects.

### Is it important for a contractor to be licensed and insured?

Yes, ensuring your contractor is licensed and insured in California is vital for your protection against liability and to guarantee they meet industry standards for your bathroom remodel.

### How many bids should I get for a bathroom remodel?

CSLB recommends at least three written bids on identical plans, specifications and scope. Write the scope down once (layout, shower or tub, tile, fixtures) and give the same list to every contractor.
